1 Asset Management selects Kimpton brand for its five-star hotel in Rome
2026 09 30The five-star hotel being developed by investment fund management company 1 Asset Management in central Rome will operate under the Kimpton brand, part of IHG Hotels & Resorts. The 114-room hotel, housed in a historic building, is expected to open in 2029. It will be the first Kimpton hotel in Rome. Kimpton currently has 16 hotels in Europe and 85 worldwide, with a further 67 set to open. This year, seven Kimpton hotels received the prestigious Michelin Key distinction.
The project in the Ludovisi district, near the renowned Via Veneto, is being developed by 1 Asset Management’s IAM Rome Prime Real Estate Development Fund. The company invested in the historic Teatro delle Arti building earlier this year. The investment in Italy is being made through a fund managed by local partner Castello SGR. This is 1 Asset Management’s first project in Italy, continuing the company’s investment in distinctive hotels across Europe.
Once converted, the hotel will feature a restaurant, an inner courtyard, wellness facilities, meeting and event spaces, and a rooftop bar. The former theatre auditorium will be restored and adapted for arts and other events, with the aim of making it a destination for both hotel guests and Rome residents.

The new Kimpton hotel will be located in Ludovisi, one of central Rome’s best-known neighbourhoods. The legendary Via Veneto, made famous by Federico Fellini’s film La Dolce Vita, runs through the district. Luxury hotels in and around the neighbourhood include Nobu, Excelsior, W Rome, Hotel Eden, part of the Dorchester Collection, and The Rome EDITION. A Mandarin Oriental hotel is also scheduled to open near the Kimpton next year.
The neighbourhood is also known for its Michelin-starred restaurants and is just a few minutes’ walk from the Trevi Fountain and the Villa Borghese gardens. The US and Indian embassies are located close to the planned hotel.
Lithuanian studio .YES has been selected to develop the hotel’s interior design concept. The studio previously designed the interiors of the award-winning Marmorosch, Autograph Collection hotel in Bucharest and Hotel Pacai in Vilnius.
1 Asset Management has been investing in the hotel sector since 2017, when it launched its strategy to develop hotels near international airports. The company’s funds have built hotels near the airports in Vilnius, Riga and Kraków. The Vilnius hotel was sold in 2025, and the Kraków hotel was sold this year. In September, the company also completed the sale of the five-star Grand Hotel Vilnius, Curio Collection by Hilton. Its managed funds continue to own the Hampton by Hilton near Riga Airport and the Radisson Collection Astorija in Vilnius Old Town.

Here, we have an opportunity to create value for both investors and the city by restoring the theatre space and bringing it back into Rome’s vibrant cultural life. We recently completed the sale of Grand Hotel Vilnius and continue to manage the Radisson Collection Astorija, located by Vilnius Town Hall Square, which belongs to the category of exceptional properties known as trophy assets.
