SHED Sky Living in Warsaw awarded BREEAM In-Use Excellent rating

The SHED Sky Living project in Warsaw, developed by the modern student housing fund CEE Student Housing Fund managed by 1 Asset Management, has been awarded a BREEAM In-Use Excellent rating under the international sustainable building standard. This rating reflects the sustainability solutions implemented in the project and confirms that the office-to-residential conversion, as well as efforts to improve the building’s efficiency, have been successful.

BREEAM (Building Research Establishment Environmental Assessment Method) is the most widely used building environmental assessment method in the world, covering eight key sustainability categories.

In the SHED Sky Living project, the highest scores were achieved in the areas of resilience, materials, pollution, and water efficiency, with an overall score of 74.3%. “Although we have achieved a BREEAM In-Use ‘Excellent’ rating in other projects in Vilnius and Kraków, this particular project received the highest score among all properties developed to date,” says Viktorija Valentonovičiūtė, Investment Director at 1 Asset Management.

SHED Sky Living stands out not only for its sustainability rating but also for the nature of the project itself – it is one of the largest conversions of its kind in Poland, where former office buildings were rapidly adapted for residential use. In less than a year, two buildings were transformed into a modern co-living community designed for more than 730 students and young professionals. This approach not only enables more efficient use of existing infrastructure but also contributes to urban regeneration and reduces environmental impact.

Additionally, according to the latest energy performance certificate, the project’s energy consumption has been reduced by more than 30%, fulfilling an important sustainability commitment of the investor. The building conversion also helped avoid significant CO₂ emissions that would have resulted from demolition and new construction.

This project is partially financed by the European Union under the InvestEU programme.
