Fund manages operating business class (4*) hotel nearby Vilnius airport – the first and only international chain hotel nearby the airport.
Hotel:
- Distance from airport terminal: 450 m.
- Brand: „Park Inn by Radisson“.
- Initial project leverage (LTC): 50%
Market dynamics:
The number of tourists in Vilnius was growing at average 8% each year between 2008 and 2018, which has directly resulted in rising hotel occupancy.
Lithuanian tourism intensity indicator (hotel beds per 1000 inhabitants) is 2.5 times lower than the EU average and shows significant growth upside for the hospitality sector.
Hospitality experts forecast that until the end of 2024 hotel revenues will return to pre-pandemic level and will continue a growth trend.
In the otherwise active Lithuanian real estate market, hotel transactions make up only 4-6 % of all real estate transaction value.
New upper class chain hotel projects in Vilnius are becoming an attractive real estate investment class for local and foreign investors.
