1 Asset Management fund successfully exits investment in Saulės Gojus private school building
2026 09 10Education Infrastructure I Sub-fund, a sub-fund of Education Infrastructure Fund managed by investment management company 1 Asset Management, has exited its investment in a building in central Vilnius leased to the private school Saulės gojus. The property was acquired by UAB BTL Holding and UAB TT Trade. By agreement between the parties, the transaction value remains undisclosed.
The fund acquired the 3,284-square-metre building on Šeimyniškių Street in late 2024. It was the fund’s first investment in education infrastructure. Saulės gojus was established in 2004 as Lithuania’s first bilingual kindergarten and later expanded into a school offering primary and lower secondary education, which moved to central Vilnius in 2019. Following the change in the building’s ownership, the school continues its operations.
“We began investing in education infrastructure early, and we are pleased to see our chosen direction proving successful. Strong players entering the market increase competition and create more opportunities to invest in the quality of education, teachers and modern infrastructure. Education is the foundation of Lithuania’s economic future, so strengthening this sector creates value not only for investors but for the country as a whole. Seeing its potential, we will continue to explore investment opportunities in this area,” says Ieva Belickaitė, Fund Manager of Education Infrastructure Fund.
This latest successful investment exit adds to 1 Asset Management’s track record of completed transactions. In 2025, Airport Hotels Fund sold Park Inn by Radisson Vilnius Airport Hotel & Conference Centre, located near Vilnius Airport. In May this year, the fund also sold Hampton by Hilton Krakow Airport, while in August, IAM Luxury Hotels Fund signed an agreement to sell the five-star Grand Hotel Vilnius, Curio Collection by Hilton.
According to Alius Jakubėlis, CEO of 1 Asset Management, these projects across different sectors share the company’s investment philosophy: “We seek niche areas where we see strong growth potential and long-term demand. We aim to identify promising segments early, understand their needs thoroughly and create value through professional investment management. This year’s transactions demonstrate our ability not only to identify attractive niches but also to successfully realise the value created within them.”
“We see significant long-term potential in the education sector. Our decision to acquire this building was driven by its stable performance, a reliable tenant and an attractive location in central Vilnius,” says Mindaugas Veselis, CEO of BTL Holding.
Investor interest in private education in Lithuania is growing. The arrival of major Lithuanian and international investors further demonstrates the market’s potential. Tesonet, together with INVL Private Equity Fund II, has announced plans to acquire Šiaurės licėjus, while the international Spain-based education group Globeducate is acquiring the Karalienės Mortos school and Vaikystės sodas kindergarten network.
